Leasing Marketing and Lease Administration
Effectively market your property is the forefront of how our clients make a return on their investment. As an experienced property management company we have extensive knowledge of all real estate markets and know what the market calls for at any given time. By enlisting in Rise Realty, we will ensure that your property(ies) are full and vacancy levels are low. We employ extensive marketing techniques to find and secure the most qualified tenants, thus increasing your potential rental income revenue, and reducing any possible legal and eviction costs.
Once a qualified tenant is found, we will conduct all the qualification processes inclusive of a credit check, criminal background “CORI” and landlord history review. In addition we will manage the lease administration and collection of all applicable fees, from the prospective applicants, taking the administrative burden off of your hands. You can choose to approve all applicants or we are able to set up a set of “Standards” to which we would adhere to.
Rent Collection and Lease Enforcement:
Once you are 100% occupied, we will continue to work for you by offering oversight of timely rent collection and enforcement of all lease terms. Employing strict procedures for the collection of rent to ensure timely and accurate payments. The terms of the lease are monitored and referred to frequently as the basis for the tenancy. Writing an effective lease and administering its terms demands detailed knowledge of the residential management business and the ever-changing Tenant/Landlord laws and rental requirements.
Rise Realty staff is available 7 days a week, 24 hours a day to respond to any maintenance issues. Tenants are provided with an emergency number should a maintenance emergency arise outside of normal business hours. In addition to a telephone emergency line, we also have an online portal which is available to tenants, to place standard maintenance requests (non- emergency) ONLINE.
Maintenance Work and Contractors:
We have developed a network of reliable, responsible and talented group of vendors who will quickly respond to and efficiently perform any work required for the repair of your property. Good maintenance and repairs keep tenants happy and preserve the value of your investment which make them a very important part of land-lording.
Move-in Inspections – We will conduct a thorough inspection of the property prior to each tenant move-in. A detailed report will be created to document the condition of the property before the tenant takes possession. Digital photos will be taken of the exterior and interior of the property to further document the condition of the property.
Move-out Inspections -Upon termination of lease, We will conduct a thorough move-out inspection of the property using the initial move-in inspection and photos as a baseline. Any necessary repairs will be made and paid for with funds from the tenant security deposit. The balance of the security deposit will then be returned to the tenant in accordance with Massachusetts security deposit laws, if the amount does not cover the cost of repairs, Rise property managers will invoice the previous tenants, and follow thru on the receipt of payment.
Bill Payment– Rise Realty can pay any and all bills associated with the property on the property owner’s behalf. Payments of the mortgage, property taxes, insurance, contractors, etc. These payments can be made from monthly rental proceeds and this service is automatically included in our monthly fee.
Our detailed accounting system keeps complete, accurate records of all income and expenses that affect your property. Financial statements are available at the end of every month and at the end of every year. The annual report clearly summarizes expenses and incomes by category, enabling property owners or their accountants to easily determine the types and costs of all financial activity from the previous year. Both the monthly and annual reports are available online for client review.
